Land Invest LLC is built on public record data. This page explains exactly where each data type comes from, what it is not, and the legal boundaries that govern its use.

County Owner Records
Postcard campaign lists and lead packs are built from OhioMailer county-specific ArcGIS pulls sourced directly from Ohio county auditor GIS portals. Every record is a public-record property-owner entry filed with the county of record.
Ohio county auditor GIS portals (ArcGIS REST / bulk export)
County tax-assessor and parcel databases
Recorded deed filings at county recorders' offices
Geographic Information System (GIS) records maintained by county governments
Data is refreshed at the time of each OhioMailer pull. Records reflect publicly filed information as of the pull date shown on each campaign or product delivery. Land Invest LLC does not maintain a continuously updated database — data currency is county-pull-date specific.

Land Value Statistics
County-level land value figures presented in County Intelligence Reports and market context materials are sourced from the USDA National Agricultural Statistics Service (NASS) QuickStats database. NASS conducts annual county-level surveys of agricultural land values and cash rents across Ohio.
USDA NASS QuickStats — annual county-level land value and cash rent surveys
USDA NASS Census of Agriculture — 5-year census data (most recent: 2022)
USDA Economic Research Service (ERS) — statewide land value benchmarks
NASS data is survey-based and reflects sampled respondents, not a census of every transaction. Published figures may not reflect individual parcel values. Annual surveys are released on a lag; the data year shown on each product governs. Land value figures are informational only — they are not appraisals and do not estimate the value of any specific property.

Market Trends
Trend indicators and year-over-year comparisons are derived from USDA NASS QuickStats survey data combined, where available, with county auditor deed transfer records. No proprietary pricing models or third-party data aggregators are used.
Trend analysis is informational only. Past market data does not predict future values or performance. Land Invest LLC does not publish projected returns or predicted price appreciation. County auditor transfer records are used only where publicly available and are subject to recording lags.

Parcel Research
Property Data Packages and Deal Screening reports are assembled from analyst-reviewed public sources. No automated scraping of restricted data sources occurs.
Ohio Department of Natural Resources (ODNR) — land use, mineral, and forestry data
United States Geological Survey (USGS) — topographic and hydrologic data
FEMA National Flood Insurance Program (NFIP) flood maps — flood zone classification
All data is public record. Parcel research products do not constitute a title search, title opinion, boundary survey, environmental assessment, lien search, or professional appraisal. Buyers are solely responsible for independent due diligence before any transaction.
