Terms for Land Invest LLC purchases and service requests

These terms govern all purchases and service requests placed with Land Invest LLC through this website or by email. Land Invest LLC is an Ohio land data and direct-mail services business. Contact: info@landleadsinvest.com · Marietta, Ohio.

Products and services

Postcard Campaigns — targeted direct-mail postcards to Ohio landowner addresses drawn from county records.
County Intelligence Briefs — county land-market reports compiled from Ohio public property records and USDA data.
Targeted Lead Exports — filtered CSV files of Ohio landowner records, built from county auditor and related public data.
Motivated Seller Lead Packs — small, scored sets of landowner prospect records for one county.
Property Data Packages — single-parcel research reports compiled from Ohio public records.
Deal Screening Packages — single-parcel screening reports including comparable land sales and an analyst go/no-go opinion.

All products are informational data products derived from public records.

Payments

Payments are processed exclusively through Square. No other payment provider is used. No payment is collected by this website directly — all charges are initiated by a Square invoice or Square payment link that we send after scope confirmation.

Request-first products — you are not charged when you submit a request:

County Intelligence Briefs: you submit your county selection; we prepare the brief and send a Square invoice when it is ready to deliver. Payment is due before the download link is sent.
Targeted Lead Exports: you submit county and filter selections; we confirm the exact record count and apply suppression; a Square invoice is emailed with the confirmed scope. Payment is due before the export file is sent.
Motivated Seller Lead Packs: we review availability and scoring; a Square invoice is sent only if the pack can be fulfilled.
Property Data Packages: we review feasibility first; a Square invoice is sent if the parcel can be researched. If it cannot, no payment is collected.
Deal Screening Packages: same flow as Property Data Packages; the scope confirmation precedes the invoice.

Postcard Campaigns (review-and-approve): after you submit, we build the targeted landowner list from county records, clean it, and confirm the final mailable count. You receive the final count and a Square invoice — nothing is printed or charged until you approve. Production begins after payment confirms.

Pricing

Postcard Campaigns: flat rate per card — $0.6977 single-sided or $0.76 double-sided at every quantity. The rate does not change with quantity. Minimum 1,000 cards per county. USPS postage is confirmed at invoice.
County Intelligence Briefs: $97 single county / $247 three-county bundle / $397 five-county bundle.
Targeted Lead Exports: $0.67667 per record base (county and acreage filters included) plus per-filter add-ons. Minimum order: 100 records ($67.67). The exact count and total are confirmed before your invoice is issued.

Deliverables

All products are informational data products derived from public records. Specifically:

They are not real estate appraisals, comparative market analyses (CMAs), or surveys.
They are not title searches and do not constitute title insurance or any title guarantee.
They are not investment advice, legal advice, or financial advice.
They are not consumer reports. Land Invest LLC is not a consumer reporting agency under the FCRA. These products may not be used for FCRA-governed eligibility decisions (credit, employment, housing, insurance, or similar).
County record counts, acreage figures, and assessed values are sourced from public records as of the data snapshot date and may not reflect the current state of any parcel.
Response rates, lead conversions, and direct-mail outcomes are not guaranteed and depend on factors entirely outside our control.

Client responsibilities

The accuracy of your contact information, parcel locators, and any copy or creative assets you provide.
Using data products in compliance with all applicable laws, including the TCPA, CAN-SPAM Act, DNC Registry, USPS regulations, and state equivalents.
Not using any data product for a purpose the FCRA prohibits.
Not reselling, sublicensing, or redistributing data products without written consent from Land Invest LLC.

Turnaround estimates

Production and delivery timing estimates are provided in good faith. Actual timing may vary based on list preparation, data availability, print queue, or USPS delivery conditions. Rush and Emergency tiers are prioritized but not guaranteed within a specific window where circumstances outside our control intervene.

Refunds and cancellations

See /refund-policy for the full policy. Before payment, orders and requests can be changed or cancelled freely — nothing has been charged. After payment, contact info@landleadsinvest.com; refund eligibility depends on the product type and production status. We will not issue refunds for completed digital deliveries where the product matched the confirmed scope.

Limitation of liability

To the maximum extent permitted by applicable law, Land Invest LLC's total liability for any claim arising from a purchase is limited to the amount you actually paid for the specific product at issue. We are not liable for indirect, incidental, or consequential damages, including lost profits or lost opportunities.

Governing law

These terms are governed by the laws of the State of Ohio. Any dispute not resolved by mutual agreement will be handled in the courts of Washington County, Ohio.

Changes

We may update these terms. The effective date at the top will reflect the most recent revision. Continued use of the site after a material update constitutes acceptance of the revised terms.
