How Land Invest LLC handles your information

Who we are

Land Invest LLC is an Ohio land data and direct-mail services business. Contact: info@landleadsinvest.com · Marietta, Ohio.

What we collect

When you place or request an order we collect:

Contact information — name, email address, phone number, and mailing address you provide.
Order details — county selections, acreage filters, campaign quantities, design assets, parcel locators, and any notes you submit in the order form.
Order drafts — if you start the order form and leave, your progress is saved on this device and also autosaved to our servers so you can resume it later and so we can help if you get stuck. Draft details are kept only to help you complete your order, and you can ask us to delete a draft at any time at info@landleadsinvest.com.
Email hash — when you submit a contact form or order, we store a SHA-256 hash of your email address for order-lookup purposes.
Payment confirmation data — after you pay a Square invoice, Square sends us a webhook event containing the payment amount, the order reference, and a confirmation ID. We store this confirmation. We never receive, see, or store your card number, CVV, or full card data — Square handles all payment processing.

We do not collect data from visitors who only browse the site and do not submit a form.

How we use it

To review your order request and prepare a scoped quote.
To generate and send your Square invoice.
To communicate order status, delivery, and any questions about your request.
To deliver your data product file or postcard mailing deliverable.
To maintain internal production and fulfillment records.

We do not use your information for automated profiling, credit decisions, or any purpose unrelated to fulfilling your order.

Payments

Payments are processed by Square only. When you receive and pay a Square invoice or payment link, Square collects and processes your card data on their platform; we receive a webhook event confirming payment — not your card details. Square's privacy policy (squareup.com/privacy) governs how Square handles your payment data. No other payment provider is used or planned.

Service providers we share data with

We share information with these providers only as needed to operate:

Square — payment processing and invoice delivery.
Resend — transactional email (order confirmations, delivery notifications, scope emails).
Firebase / Google — authentication (admin-only — customers do not create accounts) and application hosting.
Vercel — web application hosting.
Google Drive — internal business record-keeping and backup of fulfilled order files.
OhioMailer / print vendors — postcard printing and USPS mailing production (receives mailing list files for postcard campaigns).

We do not sell your personal information to any third party. We do not share it for advertising purposes.

Analytics and cookies

Analytics are off by default. No analytics cookies or tracking scripts run unless you opt in using the cookie preferences panel below. Essential storage (session state, order drafts in localStorage, your cookie preference itself) is used without consent because it is necessary for the site to function.

Data products and public records

Land Invest LLC compiles and sells data products derived from Ohio public property records — county auditor records, county GIS systems, tax and deed filings, and related public sources. These are informational products about real property, not consumer reports.

What these products contain: property owner names and mailing addresses, parcel identifiers, acreage, assessed values, land-use classifications, and ownership signals drawn from public filings — including publicly recorded tax delinquency and lien filings from county records where offered as a filter.

What these products do not contain: credit scores, credit history, employment records, criminal records, or any data element sourced from consumer reporting agencies. Every data element comes from public government records.

FCRA disclaimer: our data products are NOT consumer reports and Land Invest LLC is NOT a consumer reporting agency as defined by the Fair Credit Reporting Act (FCRA). These products may not be used for FCRA-governed eligibility decisions — including credit, employment, housing, or insurance determinations.

Opt-out for property owners: if your name and address appear in our data products as a property owner and you want to be excluded from future exports, email info@landleadsinvest.com with the subject line “Data opt-out” and your name and county. We will suppress your record from future fulfillments.

Do Not Sell or Share My Personal Information

California residents (CPRA): you may request to know, delete, or opt out of the sale or sharing of your personal information. We do not sell personal information. To opt out of having your public property-owner record included in our data products, use the opt-out email above.

Retention

We retain order records and contact information for as long as necessary to fulfill your order, respond to questions, and maintain business records consistent with standard small-business accounting practice — generally seven years for financial records. Browser localStorage drafts are stored on your device only.

Your rights

Access / correction: email info@landleadsinvest.com to request a copy of the information we hold about you or to correct it.
Deletion: email the same address to request deletion of your personal information. We will honor deletion requests except where retention is required by law (e.g., payment records).

Security

We use HTTPS, Firebase authentication for admin access, and Square's hosted payment flow to avoid handling card data. Order files are stored on access-controlled internal storage. No site is perfectly secure — if you have a security concern, email info@landleadsinvest.com.

Changes to this policy

If we make material changes, we will update the effective date at the top of this page and, where practical, note what changed. Continued use of the site after the updated effective date constitutes acceptance of the revised policy.
