Is the packet an appraisal?
No. It provides pricing context and a range from public records. It is not a real estate appraisal, an opinion of value under USPAP or Ohio Revised Code 4763, or title, legal, or tax advice.
Where do the comps come from?
Public county auditor and recorder arm’s-length conveyances only, each dated to its recorded transfer. Never the MLS, Zillow, or a private feed, and never an invented average.
How much does it cost?
The packet is request-first. You submit your parcel details, we scope the work, and we send a Square invoice for you to review before anything is produced. Nothing is charged today.
Will this sell my land for me?
No. It gives you a defensible price range, a clean fact sheet, and a mailing radius to reach buyers. There is no guarantee of a sale, a buyer, a price, or a timeline — you stay in control.
