How is this different from the Land Visibility Packet?
The Property Fact Sheet is the lighter option: parcel identity plus screening-level GIS and one dated public-comps table. The Land Visibility Packet adds a fuller pricing-context analysis and a marketing / mailing radius to reach buyers.
Is it a survey or a title search?
No. It is a screening-level fact sheet from public GIS and county records. It is not a boundary survey, a wetland jurisdictional determination, a title search, or a real estate appraisal.
How much does it cost?
It is request-first. You submit your parcel details, we scope the work, and we send a Square invoice for you to review before anything is produced. Nothing is charged today.
Are the comps from the MLS?
No. Comparable figures come only from public county auditor and recorder arm’s-length conveyances, each dated to its recorded transfer.
